VPN blues

Having "directory listing" problem.
I have working dynamic IP with VPN on pfSense router. ftp.example.com is already setup.
Ports (2100, 30000-30009) are already forwarded to the FTP server. FileZilla wizard test (with http://ip.filezilla-project.org/ip.php option) gives me the following:
Please note that 45.87.212.180 is VPN out IP, not my router's external address. As a result, FileZilla gives directory listing problem.
However, with the same exact setup, sFTP can connect successfully. Please find attached sFTP and FileZilla connection logs.
I prefer FileZilla. Any hint will be much appreciated.
